An essential term of the contract for sale for any client (whether end user or investor) is the mode of payment.
Here at Livadiotis Group we usually have the following mode of payments:
4000 EUROS holding deposit to reserve the property
30% of the purchase price within 30 days from giving the holding deposit
20% of the purchase price 60 days after giving the holding deposit
20% of the purchase price (1/3 between the time of giving the previous 20% and the completion date)
20% of the purchase price (2/3 between the time of giving the previous 20% and the completion date)
10% of the purchase price on completion (3/3)
An example of a property which is agreed at 200 000 EUROS on the 1st January 2010 and the completion will be in 2 years time i.e 1st January 2012 is:
4 000 EUROS holding deposit
56 000 EUROS on the 1st February 2010
40 000 EUROS on the 1st April 2010
40 000 EUROS on the 1st November 2010
40 000 EUROS on the 1st June 2011
20 000 EUROS on the 1st January 2012

For example there are specific developments on which the first payment will be 50% and the rest payments will be 25% in the middle of contract and 25% by the completion.
